Full technical due diligence
Condition, maintenance backlog, building services and CapEx over a defined horizon, for single assets and portfolios. Findings are written so they can be carried straight into a valuation as a deduction, not as a separate narrative.
Feefrom €7,200 (USD 8,400) · draft 15 working days after site visit
Where the value is
Technical work and the valuation number are usually commissioned apart and never meet. This is the module that joins them.
Is this for you?
You are acquiring, financing or holding an asset and need a complete technical picture with a cost figure attached to every finding, in a form your valuer and lender can use directly.
Scope of work
- 01
Document review — the full scope of Module A, focused on the points the site visit needs to confirm.
- 02
Site inspection — one non-destructive visual inspection per asset of structure, building envelope (roof, façade, windows), representative interior areas, building services (HVAC, electrical, plumbing, fire protection, lifts) and external areas, with an interview of the property or facility manager.
- 03
Compliance overview — document-based review of permit versus current use, fire safety, accessibility where relevant, and energy performance.
- 04
Cost assessment — immediate (year 1), short-term (years 2–5) and medium-term (years 6–10) CapEx and maintenance backlog, as net costs with an accuracy of ±20 %.
- 05
Valuation interface — all costs tabulated per year and per building element, ready to be used as a deduction in a DCF.
What you receive
- Draft report with executive summary, findings, photo documentation and red flags.
- One round of written comments and Q&A on the draft.
- Final report and CapEx table (Excel).
- One 60-minute call to present the results.
Not included
- Destructive or invasive testing, laboratory analysis, hazardous-materials surveys, structural calculations.
- Legal, environmental, tax or valuation advice.
- Specialist surveys (for example lifts or fire systems by a certified inspector); we name them where they are needed.
What we need from you
- Data-room access as for Module A, and site access with a person who knows the building.
- Asset key data and the transaction timetable.
