Scope of work

Information review — per asset: exposé or information memorandum, photos, plans and any technical documents available, plus public sources such as satellite and street imagery, published zoning information and hazard maps where accessible.

Technical assessment — construction type and typical risks of its age, visible condition, age and likely replacement cycle of building services, fire safety and permit points, energy standard, location risks such as flooding.
- 03
CapEx indication — order-of-magnitude range for the main cost drivers over the next five years, to separate assets that fit the budget from those that do not.
- 04
Rating — go, no-go, or go-but-request-these-documents-first, with the reasoning and the documents to request.
What you receive
- One-page scorecard per asset with rating, key reasons, CapEx range and document list.
- Summary table ranking the shortlist.
- One 45-minute call.
Not included
- Site visits and any physical inspection.
- Detailed cost estimates; CapEx ranges are indicative only.
- Legal, environmental, tax or valuation advice.
What we need from you
- The shortlist with addresses and whatever information you hold on each asset.
- Your investment criteria: use, budget range, hold period.

Larger shortlists are delivered on an agreed schedule.
Delivery is counted from receipt of the shortlist information and the advance payment.
Payment: 50 % on acceptance, 50 % on delivery of the scorecards.
All fees net of VAT and other taxes.
