Portfolio Technical Due Diligence – Germany
Full technical assessment of an 8-property commercial portfolio in Germany, including quick-check evaluations for all assets and a full-scope report for a 1978 warehouse with cold storage in Bavaria.
Technical due diligence conducted on behalf of the buying side for a commercial real estate portfolio of 8 assets in Baden-Württemberg, Brandenburg, Hamburg, Bavaria, Hesse, and NRW.
The portfolio comprised logistics, warehouse, and office properties ranging from approx. 137 m² to 743 m² in net lettable area, all fully let at the time of assessment. The lead object was a 1978-built warehouse with cold storage in Kirchheim near Munich.
Services were structured in two tiers: quick-check cost assessments for all 8 assets, and a full-scope technical report for the lead object. Assessments covered building fabric, MEP, fire protection, and energy compliance.
Key findings included: building fabric largely dating from 1978 with above-average risk exposure, 19 outstanding statutory inspections across the lead object, and unapproved internal alterations requiring fire protection review.
