Logistics Centre – Technical Assessment
Full technical assessment of a large-scale logistics complex in Hesse, including high-bay warehouse with 23 m clear height. Three remediation scenarios evaluated, investment volumes €9M–€15M.
Commissioned by an institutional property investor, we carried out a comprehensive technical assessment of a large logistics facility in Hesse, Germany — fully let and in active operation.
The complex comprises five interconnected warehouse halls totalling approx. 35,600 m², including a high-bay racking hall (HRL) of approximately 23 m clear height, built in 1999. Two critical deficiencies required immediate action: a structurally unstable façade and significant fire-protection shortfalls.
We analysed two existing remediation scenarios and independently developed a third. Each option was assessed across cost, technical complexity, compliance, tenant impact, and long-term asset value. Investment volumes ranged from approx. €9M to €15M net.
The assignment resulted in a 23-page decision-ready report with detailed cost projections for all three scenarios. Our primary recommendation — façade demolition and roof lowering — was accepted as the strategically and economically optimal path forward.
