The Miami Beach House demonstrates that coastal density and living quality need not be contradictory. On a narrow waterfront lot, a residence was created where every space connects to its own protected outdoor area.
The lot between Art Deco neighbors placed special demands on scale and style. The client wished for contemporary design while respecting the historic neighborhood context. Building codes allowed for height bonuses for sustainable features.
The facade is organized in three layers: a load-bearing concrete structure, set-back living spaces with floor-to-ceiling glazing, and projecting loggias with vertical planting. This layering creates depth and protects from views without dominating the streetscape.
The cast-in-place concrete structure enables column-free floor plans. The loggia parapets are designed as planters with automatic irrigation. The facade design references the rhythm of neighboring buildings while interpreting it in contemporary terms.
